What the Custom Home Building Process Actually Looks Like in Practice

If you are among the Americans that dream of building your very own custom home but are a bit overwhelmed about where to start, you are in the right place. We have put together this short guide to share what the building process looks like for a new construction home.

1. Determine What Your Goals Are

Before you start any type of building you need to know your specific goals for your needs. This is where you figure out what kind of home you want (how many floors, bedrooms, bathrooms, style, etc). You also need to decide what your budget is during this step.

Research where you want to build your home and if you have kids do not forget to check out how the school district is if you plan on sending them to public school.

2. Choose a Builder

Finding a custom home builder is another crucial step. We recommend taking your time during this step to make sure you choose a reliable home builder with the expertise to see this project through. Ask to see a portfolio of completed homes, reviews, and go out and see homes they have completed in-person to see if it meets your quality standards.

3. Finalize Your Location

With the general location that you chose in step 1, it is now time to find the exact location. You have to take the size of your home into consideration. There are other factors that will also affect your home build such as, the direction the lot faces, how flat the land is, how many trees it currently has, the style of other homes in the neighborhood, etc.

We highly recommend doing a geotechnical assessment on the potential land from a reputable company such as Smolders Geotechnical. They can test things such as the soil and perform landslip risk assessments.

4. Designing Time

Most people find this to be the fun part because you get to pick the features, room sizes, outdoor spaces, bathroom, kitchens, etc. Sit down with your home builder and give them your wish list of everything you must have and do not settle on your design, make sure that you are 100% satisfied with the final plans before moving to the next step.

5. Construction Time!

Now it is time to see your vision come to fruition. We recommend overseeing the construction of the home even though you won’t be doing the construction part yourself. You want to make sure that the builder is pulling the right permits, performing inspections, etc.
